Seriously considering Idaho?

We were still snoozing away when we decided to move to the country, and bought a house while the other was still up for sale. No big deal, real estate can only go up, right...?
We have rented it a couple times now, and keep getting people who sometimes are late or don't pay at all. Well, we are pretty understanding, we try to nudge them a bit to wake up and work it out. It ain't working.
So, we have an older double wide on 1/2 acre with flood irrigation for rent near Boise, Idaho. What we really want is a tenant who will tell us the TRUTH. We CAN make both payments, but to do it we must forego ALL "fun" spending (like going to the mountains to gather rose hips.) All we need is to know in time to make it work. We cannot get a tenant to "get it." They tell us "Oh yeah, we will have the rent" until it is too late for us to scramble, then we get late fees on top of the unexpected mortgage payment.
Are you that person? Rent is so friggin' negotiable at this point that I will say for the folks here at the DP "Make any offer." The current tenants will be out October 25. I am going to the mountains for a bit, I needs me a little break... Please contact me through my email here.

I can't figure out how to post a photo here at all, and I can't access my photos. I managed to track down a photo I could access and I posted it to www.boisecountyliberty.com under "Current events." It shows the back yard. This is how the prior tenants had it, to be honest our latest tenants have not cared for the place well. They assure us they are going to clean it up, but they assured us they were going to pay rent, too... If you are interested, I think I can EMAIL photos to you... (Oh, I miss my old computer so much!)

couple questions..

can you grow food on the land..(ie is it farmable land?)

how much would rent be if paid in silver/gold?

YES you can grow food, and raise chickens

There is already a very nice coop, and we will even get you a starter flock. There is an apple tree and several plum trees on the property already.
We would be very open to silver / gold payment, or payment in chickens or peaches or mechanic work or helping us convert to off-grid, or ...?
The mortgage payment is about $800. I do not expect the tenant to cover the entire mortgage, but that lets you know what we are paying. We realize that getting $300 EVERY month is better for us than getting $900 this month and then not getting paid for 2 months. When i say "make an offer" I am serious. I would rather YOU say what you can REALLY afford, and lets see if we can make it work. What I want is an honest tenant, one who sees value in an awake landlord. Trying to rent to sheeple is incredibly frustrating. We WANT to help, we WANT to have "the people" pull together and fight "the man" but they keep putting us in a position to send MORE money to the banksters.... Arghhh!!!!

Water and garbage are included, power bill can be brutal, but we would help put in a wood stove or whatever if we had a tenant we knew would not burn the place down with it! They would get a little over $200 a month in the winter, though.

Actually an interesting offer. I've only recently moved my

family to a more rural setting and use the old house for business. Otherwise, I might consider it myself. Getting the wife unit comfortable with the idea of moving out of Texas would be a tough chore though.
