Trade in useless dollars for TX land

RP & DP supporter here and we have about 550 acres(we started out with 1700) in TX that we usually sell on ebay and we'd like to offer it to RP people and you don't have to go through ebay or paypay although you can if you wish. We also have credit card processing independent of paypal. We would also take money orders.

So anyway we have land in Presidio County TX that we've been selling on ebay for about 4 years now and its sold usually in 10 acre parcels for about 3k-5k. We would sell it to you guys for $2500/10 acres. We are only going to sell 10-10 acre lots like this at first unless there is a huge demand from people here.

It is very seculded and by the Rio Grande there may or may not be a road to your particular lot. There is power out there but you'd have to pay to have it hooked up to your lot. Most people use solar power and you'd need a well. There is border patrol out there but you usually only see once a day if at all and they're pretty cool just make sure you have a copy of your deed. There are wild horses and cattle. If anything it'd be a good place to be in case shit hits the fan and you'd be surrounded by RP people. :)

Also on our way into Marfa, TX we saw these huge U.S. Greenhouses being guarded so there you go food source close to home if your up for an adventure. Also a ton of pecan trees out there (not guarded).

You can always resell it (you don't have to be a citizen to buy it)and most people that buy it do...thats how we got into this business.

I live in Texas (Austin area)

and have seen that part of the country many times.
It does have it's own kind of beauty, but it is HOT!!!! and
very dry most of the year. There is no shortage of jack rabbits
and cactus.

we also saw road runners.

I wish I could. I have 4k in gold and various metals. I would love to have that kind of land in Texas but its like someone said. The bankers have the slavery thing down to a science on us. Hey I could get 6 acres of land in CA for 100k. Whoopee

And here's what you REALLY need to know

Basically, it says that average acreage tracts in this region sell for $250/acre - $865/acre.....anyone want to guess why it's so CHEAP?

Also note, poster advises that you may not even have a road to access the property. Is there access by easement? Is there a dedicated roadway that has not/will never be improved by the developer or anyone else? How would any purchaser actually GET TO this property?

Not saying it's a rip-off, but be cautions with this one......

Another word of caution

Easements in some areas must be "conforming" easements in order to get utilities....If they're even available.

It's a beautiful part of the state, but I can't imagine being able to be self-sufficient on 10 acres.

I have bought 40 acres

of land which I live on for 30,000 dollars, and it is really beautiful with a million dollar view, but it is off grid, and of course we had to dig a well. I recently bought 2 1/2 acres of fully treed land in New Mexico, which is also very beautiful and it is also good for self sufficiency. But there is a reason the land is so cheap, and it is because one has to drive a considerable distance for work,, and provide ones's own power, and dig a well. I am fortunate to be in a business where there is no competition, so people come to my home despite a dirt road, which sometimes isn't so good. It all depends what one wants.

There are many false impressions

of what Texas "looks" like.

I don't want people thinking they're getting a prime farming plot for that. Check out Presidio county and the Big Bend area. It's beautiful, but you can't eat beauty.

Just a word of caution to fellow DP'ers.....If it sounds to good to be true, it probably is.

If you're looking for a REALLY cheap deal in that part of the state, look at those county tax assessor's websites; people let tracts like this go back to the county because they're tired of paying taxes on something they'll never use. Those counties should be holding auctions at least once per year.

If this economy keeps heading downhill, you may get it even cheaper.

those are pictures from the land. not each individual lot. Your right hold on for awhile and maybe they'll go cheaper. I don't think I'm painting an impression of it being too good to be true.

We are not trying to rip people off. It is very secluded and we thought some people on here might like that. You don't have to buy it just throwing it out there for you guys. Research your hearts out and we'll answer you questions to the best of our abilities.

I bought my 2 1/2 acres off of ebay too. When I saw it, it was just what I expected, and loved it. Of course with the recession, and price of gas, I probably won't be able to afford to go there, unless I sell my place, but it is nice having it, anyway, in case I want to move south. And at the price, only 1000 more than what you are selling, it was a steal.

no financing...no payments...no loans. If you choose to finance it whole different story. We prefer paid in full, but currently have about 30 people financing.

Unfortunately, it doesn't appear to be the type of land that would support a truly self-sufficient homestead and I think that is exactly what the times are calling for at the moment.

maybe not for everyone

but there are people who live there that are totally self suffecient. They grow food and on top of that theres other farmers there that grow different food. It is not the easiest environment...if your good with horses theres a good amount of wild horses you can tame=free transportation. You'd control your own water and have solar power.

Would you by any chance have been to Portland about 3-4 years ago for a real estate conference? Seems there was one of the moderators there doing this parcel stuff on eBay. Just make sure you keep up your payments, all you investors ... or else get a loan and get the titles.

We're based out of IL and have a real estate liscence but aren't hard core realtors. There's a couple of big TX land sellers on ebay...we're one of them. Yes, if anyone thinks they will not be able to keep up the payments if they choose to go finance we are only able to be lienent for so long(3months and no refunds if you choose to back out) and we dont give out deeds in advance. Sorry to be so hardcore but we have to protect ourselves as well.

only the financed ones. Why would I give a deed before its been paid for? We have a contract (1 page) with all the terms and have had plenty of successful land owners this way. You pay cash in full $2500 you get the deed.

I don't trust

contract for deed transactions......Basically, they're considered sleazy in these parts.

But hey, so long as you're complying with ALL of those Texas laws that changed a few years ago.

we do follow the laws and we are in constant contact with the county clerk to make sure everything were doing is up to date.
