I sued my lender after i fell behind and now im still in my home, it was foreclosed on in July, I offered them about half the mortgage balance, now im waiting.....

A lot of people are skeptical of this, but it DOES work, as long as you aren't wanting to sell your home anytime soon.
You can apply for a "Land Patent"
With a land patent, you have True ownership. You can chosse to NOT pay your mortgage, you can choose NOT to pay property tax, and they CAN NEVER take your house.

ALSO, you can put everything you own into a trust. In America you dont want to "own' anything, you want to manage it. Your car, your tools, your boat, any properties, etc.

DONT TRUST ME, research land patent.

If you need more info, I know a guy out of Michigan who will set up secure trusts for home, land, cars, business, etc, for about 500 bucks.

Believe me, they don't won't to foreclose, foreclosures cost them money and they lose money.

In today's situation they are more willing than ever to work with you. There are a number of banks who are pushing due dates back and extending grace periods. Plus if you get to be on a first name basis with your banker and they know you are trying, they are human beings to and will extend as much help and sympathy as possible.

Remember you are only one of many so don't personalize the situation. Plus the crisis as a whole is primarily due to the Federal Reserve.

In the 1980's the Federal Reserve raised interested rates to 20%. I lost 3 houses and it took me 25 years to figure out it was not my fault, but was due to the failings and corruption of the Federal Reserve.

I know I say this a lot on this forum but if You live anywhere near the south east get Your butt offshore. They will hire about anyone with a decent work eithic and most of the companies work 2 weeks on and 2 weeks off. If You get a schedule You can almost live anywhere just as long as You can drive to your departure point. I would imagine a lowly roustabout probably makes about 40k to 50k a year. The reason these jobs usually hire is because people do not want to work away from their homes or family. You might consider that for a moment and get in before the work force will do anything for money. Another thing the merchant marine is another industry that pays decent but lacks qualified workers. So I would advise getting on the internet and doing some research into the offshore and shipping industry because it just might save your house.

If the servicing of your mortgage had been sold to a new servicer, make the foreclosing party produce the note. If the loan has been sold, the original note is more than likely in a warehouse. If the foreclosing party can't produce the note, they have no claim.

My husband is a civil engineer inspector for a fairly large city. It seems puzzling to me with our current economic crisis, but he says there are so many jobs lined up next year that he doesn't know how they will all get done. So maybe your city has jobs available.

on here that a man went to the real estate companies and started a company cleaning out foreclosed homes because people leave so much stuff behind. He was doing very well. So sorry, to hear of your predicament
we will all be facing it very soon. I also saw a thing on tv people are buying hotdog carts and making good money if they get a good corner. Some make $10,000 a month. I was in shock. There was a woman that had one said she didn't make that much money but was planning on buying another one. I know it doesn't sound so great but we are up against something really evil.

And get certified to run a crane. Don't ask me why the Operating Engineers started allowing teamsters to run cranes, but none the less, our teamsters in California make good money and have better retirement than any of the unions. Just a thought.

I've heard that mortgage companies are VERY flexible when you tell them that you may not be able to pay. I would first suggest calling them, they may be able to lower the payments or work something out with you.
