I received a letter yesterday. My APR went down 1%. My mortgage is $140.00 cheaper per month next year. It was a nice Xmas gift since the bank has stonewalled my refi last 2 yrs.
to see it get about 3 percent for omeowners being that its gonna get harder and harder to make that mortgage payment, im in construction and it isnt looking pretty!

...i think the Government is trying to stave off a tsunami of forclosures...this is the only way to do that...basically keep people in their homes at a lower payment. paying off some of the mortgage basically...i've been waiting to see the 4.5% and i will be refinancing myself if the penalties are low enough...

Banks are lending.....you have to have 20% equity/down and over 700 score. This is the way it should have been before the fed went crazy with the lending and we would not have been in this mess.

Banks are not refusing to refinance but it all depends on your situation. Do you are enough equity in your home or are you, like many, upside down. Is your credit score high enough to refinance under tighter credit qualifications, etc.?

I just refied and will be closing this week at 5.125%
Banks are lending.....you have to have 20% equity/down and over 700 score. This is the way it should have been before the fed went crazy with the lending and we would not have been in this mess.
